Spa & Pool Heating Policy

• Spa heating is included with your booking. The spa is not pre-heated prior to arrival, but you can turn it on anytime during your stay. It operates on a 2-hour timer and will automatically turn off after each cycle.

• Pool heating is available for an additional charge with a 2-day minimum requirement:

• $150/day to heat up to 88°F
• Pool maintenance is twice a week.

You can request pool heating at any time—before or during your stay. Please note that it takes at least 24 hours to fully heat the pool.

🏠 This property has special requirements, including a signed rental agreement, ID verification, and a $2,800 security hold (not a traditional deposit, just a pending transaction).

The primary guest making the reservation must be at least 21 years old and may be required to provide a valid government-issued ID upon request.

🌐 Guest Portal: We make this process easy using Happy Guest, a secure, app-free platform. No account signup is needed, and it gives you a guest portal with all home info and my favorite local spots.

Pool/Hot Tub Heating: $150/day, minimum 2 days, with 24 hours’ notice

💦 Spa & Pool:

Spa heating included; 2-hour timer, can be turned on anytime.

Pool heating requires 24 hours to reach temperature; do not touch pool equipment—any damage is at guest’s expense.

🎶 Music: Allowed outdoors until 7:00 PM. Speakers (small, large, or any size), DJ equipment, or karaoke machines outdoors are strictly NOT allowed.

🚭 No Smoking: Strictly inside the house. $1,000 fee for violations.

🌿 Maintenance Access: By booking, you acknowledge and give permission for the pool and/or hot tub to be serviced twice a week and for the gardener to access the backyard once a week for routine maintenance. These services may occur during your stay.

By confirming this reservation, you acknowledge and agree that your stay at the property is undertaken at your own risk. You accept full responsibility for your own safety and the safety of all members of your group, including guests, visitors, and any third parties you invite onto the property.

You understand that the property and its amenities, including but not limited to the swimming pool, spa, stairs, balconies, outdoor areas, and any provided equipment—may present inherent risks. These risks may include, but are not limited to, slips, falls, injuries, accidents, or equipment malfunction.

Certain areas of the property may not be suitable for children, elderly guests, or individuals with mobility limitations. Guests are responsible for determining whether the property meets their specific needs.

By proceeding with your booking, you agree to:

• Use all areas and amenities in a safe and responsible manner.
• Properly supervise children and all guests at all times.
• Assume full responsibility for any injury, loss, or damage arising during your stay.

You hereby release and hold harmless the property owner, host, and any affiliated parties from any and all liability, claims, demands, or causes of action arising out of or related to your stay, including but not limited to personal injury, accidents, loss, or damage to personal property.
